How the estimate works
The calculator multiplies your floor area by a cost per square foot for the specification you choose, converts it from US dollars at the exchange rate shown, and then adjusts for scope.
- Basic: US$102 to US$140 psf. The low end is Cushman & Wakefield's basic hybrid figure for Singapore; the high end is its average collaborative hybrid figure.
- Mid: US$140 to US$188 psf. The low end is Cushman & Wakefield's collaborative hybrid average (S$180 psf in the guide); the high end is Knight Frank's mid or standard figure of US$2,029 per square metre, converted to square feet.
- Premium: US$188 to US$212 psf, from Knight Frank's mid figure up to Cushman & Wakefield's advanced hybrid figure.
- Refresh: Cushman & Wakefield gives a single Singapore retrofit average of US$63 psf. The guide gives no retrofit figure by specification, so the calculator scales US$63 by the same ratio as your chosen specification band against the US$140 average. This scaling is our assumption.
- Reinstatement: US$16 to US$25 psf, Cushman & Wakefield's low and high Singapore figures. It is shown as a separate future cost because you pay it when you leave.
Using the published figures as the edges of each band gives an honest range rather than false precision. Two firms surveying the same market can differ by a third, as the US$140 and US$188 mid figures show.
Assumptions and sources
- Cushman & Wakefield, Asia Pacific Office Fit Out Cost Guide 2026, published March 2026 with December 2025 pricing. Its figures are labelled "all-in" fit-out costs, and its cost section covers furniture, mechanical and electrical works, builder works and AV or IT. It does not state whether GST or professional fees are included.
- Knight Frank, Asia Pacific Fit-Out Cost Guide 2026, as reported by EdgeProp on 12 March 2026, based on data collected in the fourth quarter of 2025.
- JLL, Asia Pacific Office Fit-Out Cost Guide 2026, for the breakdown: builders' works 38%, mechanical and electrical 25%, security, IT and AV 16%, furniture, fixtures and equipment 14%, and professional services 7%. These are Asia Pacific averages, not Singapore-specific shares, so the breakdown table is indicative only.
- The default exchange rate of 1.28 is close to the European Central Bank reference rates cross rate of 1.2802 Singapore dollars per US dollar on 12 October 2026. Cushman & Wakefield's own S$180 and US$140 figures imply about 1.29.
- Approval rules come from SCDF's minor addition and alteration works page and BCA's guidance on works not requiring approval.
What changes the price
Specification sets the band, but where your project lands inside it, or outside it, depends on your unit and your brief:
- Condition of the unit. A bare unit, a previous tenant's fit-out you can reuse, or one that needs demolition first all price differently.
- Enclosed rooms and glass. The share of space given to meeting rooms, and single or double-glazed partitions, is what separates the specification tiers in the Cushman & Wakefield guide.
- Mechanical and electrical changes. Moving air-conditioning ducts, sprinklers, smoke detectors and emergency lighting adds cost and can trigger SCDF submissions.
- AV and IT. Video conferencing in every room, server rooms and access control push the IT and AV share up.
- Furniture. Reusing existing furniture or buying it separately can take a meaningful share out of the contractor's price.
- Building rules. After-hours noisy works, deposits, approved M&E contractors and insurance requirements vary by building.
- Approvals and consultants. A qualified person is needed for SCDF lodgements, SCDF plan approval and BCA structural submissions, and their fees may not be in a contractor's lump sum.
Ask every bidder to price the same drawings and scope, and to list provisional sums, exclusions and whether GST is included.

Frequently asked questions
How much does an office fit-out cost per square foot in Singapore?
Cushman & Wakefield's 2026 Asia Pacific guide, priced at December 2025, puts Singapore at about US$102 psf for a basic hybrid fit-out, US$140 psf (about S$180 psf) for an average collaborative hybrid fit-out and up to US$212 psf for an advanced hybrid fit-out. Knight Frank's 2026 guide puts a mid or standard fit-out at US$2,029 per square metre, about US$188 psf. Your own quote can sit outside these figures.
Does the estimate include furniture and IT?
The Cushman & Wakefield figures are described as "all-in" fit-out costs, and the guide's cost section covers furniture, mechanical and electrical works, builder works and audio visual or IT. If you untick furniture or IT/AV, the calculator removes the share of cost that JLL's 2026 guide reports for those items across Asia Pacific (14% and 16%). You can change both percentages.
Why does the calculator ask for an exchange rate?
The benchmarks are published in US dollars. The calculator converts them at the rate you enter, which defaults to 1.28 Singapore dollars per US dollar, close to the European Central Bank reference cross rate on 12 October 2026. Change it if the rate has moved.
How much is office reinstatement in Singapore?
Cushman & Wakefield's 2026 guide puts Singapore reinstatement at US$16 to US$25 psf, with an average of US$19 psf (about S$24 psf). Your lease defines what must be reinstated, so check it before relying on any figure.
Is this a quote?
No. It is an estimate built from published market averages. Only a contractor pricing your own floor plan, building rules and scope can give you a figure to budget against.
