Search results for office renovation and commercial interior design in Singapore are dominated by a few firms’ own pages and by AI-generated answer pages. This guide groups seven firms by type, sets out what each one says on its own website, and explains how to choose.
How we chose
We started from firms that appear often when Singapore businesses search for office renovation or commercial interior design, then kept only those whose commercial work we could confirm on their own websites in October 2026. We looked at:
- Type of firm. SME design-and-build, established commercial fit-out firm, global workplace firm, or designer-led studio.
- Scope. Whether the firm states it handles design, construction, project management and reinstatement.
- Singapore presence. A Singapore office or studio on the firm’s own site.
- Price transparency. Whether the firm publishes any pricing.
We did not rank firms by awards, review scores or project counts, because we could not verify them, and we left out paid directories and firms whose websites we could not load. The list is grouped by type rather than ranked.
FYAdvisers is a free matching service for Singapore businesses. Firms do not pay to appear in this list, and we describe each one only from what it says on its own website.

Design-and-build firms for SMEs
These firms design and build under one contract and suit small and mid-sized offices.
1. Office Empire
Office Empire says on its website that it was founded in 2007 and covers planning, design, construction and project handover for offices. It lists BCA registered workheads for interior decoration and finishing (CR06), minor construction (CR01) and repairs and redecoration (CR09), shows a bizSAFE Star badge, and says it handles office reinstatement as well as renovation.
Best for: SMEs that want a renovation or end-of-lease reinstatement priced and delivered by one contractor.
Cost: When we checked in October 2026, its website listed average ranges of S$5,000 to S$30,000 for a small office, S$30,000 to S$80,000 for a medium office and S$80,000 to S$200,000 or more for a large office, with a free site survey for an exact quote.
Strengths: Published price ranges, stated BCA workheads, and reinstatement and renovation from the same firm.
Limits: Its ranges are broad averages. Ask for an itemised quote with provisional sums and exclusions shown separately.
Singapore note: It lists an office at 8 Admiralty Street, Admirax.
2. OSCA
OSCA says on its website that it designs and builds workplaces, with design and build, design consultancy, project management, custom joinery under OSCA Craft, and aftercare after handover under OSCA Care. It lists offices in Singapore, Ho Chi Minh City and Kuala Lumpur.
Best for: Mid-sized offices that want design and build plus custom joinery and support after move-in.
Cost: Not published.
Strengths: In-house joinery and a stated aftercare service, which helps with defects and small changes after handover.
Limits: Its site does not state licences, BCA workheads or a founding year. Ask for both and for references of a similar size.
Singapore note: It lists its headquarters at 12 Kallang Avenue, Aperia.
Established commercial interior design firms
These firms have long track records in commercial interiors and take on larger or more design-led projects.
3. ID21
ID21 says on its website that it has done office interior design since 1996 and describes itself as an award-winning commercial and office interior design company. Its projects include a design-and-build seven-seat office for GS Energy and a satellite office for Ocean Network Express.
Best for: Established companies that want a design-led fit-out, from small boutique offices to larger floors.
Cost: Not published.
Strengths: A long track record in office interiors by its own account, with design and project management offered together.
Limits: Its site does not list prices or licences. Ask how it prices design fees and who carries out each trade.
Singapore note: It lists an office at Great World City East Tower, 1 Kim Seng Promenade.
4. Dezign Format
Dezign Format says on its website that it specialises in commercial interiors, retail spaces and visual merchandising displays, and refers to over 37 years of experience.
Best for: Businesses fitting out a showroom, retail unit or customer-facing space alongside an office.
Cost: Not published.
Strengths: Retail and display work as a stated specialism, useful when the front of your premises is customer-facing.
Limits: Its site does not mention office fit-outs specifically. Ask for office examples before shortlisting it for a pure office project.
Singapore note: It lists an office at Woodlands Spectrum 1, Woodlands Sector 1.
Global workplace firms
These firms combine workplace strategy, design and construction for larger and regional offices.
5. M Moser Associates
M Moser says on its website that it unites architecture, engineering and construction, with design, engineering and delivery working as one. It describes its Singapore office as a regional hub for South East Asia, and its featured Singapore projects include offices for Spotify, Zendesk and Beam Suntory.
Best for: Regional headquarters and complex workplaces where design and engineering need to be coordinated closely.
Cost: Not published.
Strengths: Design, engineering and construction in one firm, with a regional team.
Limits: Its website is aimed at large corporate clients. A small office will usually find an SME design-and-build firm a better fit.
Singapore note: It lists an office at City House, 36 Robinson Road.
6. Unispace
Unispace describes itself on its website as a globally integrated strategy, design and construction firm for workspaces. It lists strategy, commercial interior design, experience design, engineering and construction, and says it operates 27 studios across 13 countries, with Singapore listed among them.
Best for: Multinationals that want workplace strategy, design and construction from one firm across several countries.
Cost: Not published.
Strengths: Workplace strategy before design, which helps when you are deciding how much space you need.
Limits: Its site gives no Singapore street address or local project details. Ask who will lead your project locally.
Singapore note: It lists Singapore among its studios.
Designer-led studios
Some interior design studios that mainly work on homes also design small commercial spaces.
7. Space Atelier
Space Atelier says on its website that it is a portfolio-led design practice with commercial work across retail, clinics and other commercial settings, alongside residential projects. It gives a renovation period of 4 to 12 weeks depending on the scale of work.
Best for: Small businesses fitting out a shop, clinic or small office that want a designer’s eye.
Cost: Not published.
Strengths: A design studio approach for small commercial spaces, with a stated renovation timeline.
Limits: It works on homes as well as commercial spaces, and its commercial page does not mention office fit-outs specifically. Ask for commercial examples close to your project and who handles approvals.
Singapore note: It lists a showroom at Leong Huat Building, 6 Harper Road.
How to choose
Start with your floor area and how much design input you need. A small or mid-sized office with a fixed move-in date usually suits a design-and-build firm. A larger or brand-led office may justify an established design firm. A regional headquarters suits a global workplace firm. If you want independent advice and competing bids, appoint a designer and tender the works.
Then ask every shortlisted firm the same questions:
- Can we see similar offices? Ask for completed projects of a similar size and building type.
- Who handles approvals? Ask who the qualified person is for SCDF and BCA submissions, and whether landlord or MCST submissions are included.
- What is excluded? Get provisional sums, exclusions and furniture shown separately.
- How are payments scheduled? Tie them to progress, not large upfront deposits.
- What happens after handover? Ask about the defects liability period and reinstatement at the end of your lease.
Our office renovation page covers approvals, cost benchmarks and red flags in more detail. Once you have moved in, see office cleaning.

Frequently asked questions
What types of office renovation company are there in Singapore?
Broadly three. Design-and-build firms that serve SMEs handle design, approvals and construction under one contract. Established commercial interior design firms take on larger fit-outs, often with their own project management and joinery teams. Global workplace firms combine workplace strategy, design and construction for regional headquarters and multinational offices. Some residential interior designers also take on small commercial spaces.
How much does an office renovation cost in Singapore?
It depends on floor area and specification. One firm on this list publishes ranges: when we checked in October 2026, Office Empire listed small office renovations at S$5,000 to S$30,000, medium at S$30,000 to S$80,000 and large at S$80,000 to S$200,000 or more. As a wider benchmark, Cushman & Wakefield's 2026 guide puts an average collaborative hybrid fit-out in Singapore at about S$180 per square foot. Ask every bidder to price the same scope.
Should I hire a design-and-build firm or a separate interior designer?
Design-and-build gives you one contract and one point of responsibility, which suits most small and mid-sized offices. Appointing a designer and then tendering the works to several contractors gives you independent advice and like-for-like bids, at the cost of more coordination and usually a longer timeline.
