In short: Large offices or several sites suit ISS or OCS; term contracts with a mid-sized firm suit Aedge, Whissh or Avalon Services; small offices needing a few scheduled visits or a one-off deep clean suit SparkCleanz or Sureclean. Ask any firm for its NEA licence class and check it with NEA.
Which office cleaning company suits you depends on the size of your office and how much you want one provider to handle. For a large office or several sites that want cleaning run as part of facilities management, look at ISS and OCS. For a term contract with a mid-sized firm, look at Aedge, Whissh and Avalon Services. For a small office that needs a few scheduled visits a week or a one-off deep clean, look at SparkCleanz and Sureclean.
Search results for office cleaning in Singapore are padded with old forum threads and sponsored “top cleaner” articles. This guide groups seven firms by type, sets out what each one says on its own website, and explains how to choose.
How we chose
We started from firms that appear often when Singapore businesses search for office cleaning services, then kept only those whose office or commercial cleaning services we could confirm on their own websites in October 2026. We looked at:
- Type of provider. Large facilities groups, mid-sized cleaning firms, or smaller office specialists.
- NEA licence. Whether the firm states its Cleaning Business Licence and class. We could not query NEA’s public licence search when we checked, so each licence note below is what the firm says on its website. Check it with NEA before you sign.
- Service models. Daily, part-time, full-time on-site or one-off cleaning.
- Price transparency. Whether the firm publishes any pricing.
We did not rank firms by review scores or client numbers, because we could not verify them, and we left out paid directories and firms whose websites we could not load. The list is grouped by type rather than ranked.
FYAdvisers is a free matching service for Singapore businesses. Firms do not pay to appear in this list, and we describe each one only from what it says on its own website.

Large facilities management groups
These groups run cleaning across many sites and usually sell it alongside other building services.
1. ISS Singapore
ISS says on its website that it has over 125 years of experience in workplace services. Its Pure Space Office programme is a standardised office cleaning service, with smart washroom sensors that direct cleaners where they are needed and an app for planned and ad hoc tasks.
Best for: Large offices and companies with several sites that want one standard of cleaning across all of them.
Cost: Not published. The site invites you to talk to its team.
Strengths: A standardised programme and sensor-based scheduling, with other workplace services available from the same provider.
Limits: The Singapore site does not state its NEA licence class, and the programme is built for larger workplaces. A small office may get more attention from a smaller firm.
Singapore note: It lists a corporate office at 1 HarbourFront Place, HarbourFront Tower One.
2. OCS Singapore
OCS says on its website that it offers periodical and contract cleaning for office workspaces, washroom and janitorial services, and façade, window and high-level cleaning. It says it cleans more than 200 sites every day with more than 1,100 in-house cleaning colleagues, and uses robotic cleaning machines, smart sensors and digital monitoring.
Best for: Larger offices and commercial buildings that want cleaning supported by monitoring technology.
Cost: Not published.
Strengths: In-house cleaning staff at scale, by its own account, and specialist window and façade work from the same provider.
Limits: The site does not state its NEA licence class or a street address. Ask for both.
Singapore note: It lists a Singapore phone number on its website.
Mid-sized cleaning and facilities firms
These firms take term contracts for offices and commercial buildings, often with other building services alongside.
3. Aedge Group
Aedge says on its website that it is an NEA-licensed Class 1 cleaning company providing cleaning for residential, commercial and industrial premises. It lists bizSAFE Star, ISO 45001:2018 and ISO 9001:2015 for its cleaning services, and says work is usually on term contracts, with specialised jobs done ad hoc.
Best for: Companies that want a contractor stating the highest NEA licence class and formal safety certification.
Cost: Not published.
Strengths: The clearest licence and certification statement of the firms on this list.
Limits: Its cleaning page does not describe office cleaning in detail. Ask for office references of a similar size.
Singapore note: It lists an office at Tech Place I, Ang Mo Kio Avenue 10.
4. Whissh
Whissh says on its website that it is an integrated facilities management company. Its office cleaning covers desks, floors, washrooms, pantries, windows and high-touch surfaces for SMEs, multinationals and start-ups. It also lists office deep cleaning, carpet cleaning, aircon servicing and disinfection, says its crews are insured up to S$2,000,000, and says it runs background and health checks on all crews.
Best for: Offices that want cleaning, aircon servicing and other upkeep from one provider.
Cost: Not published for office cleaning. The site invites enquiries.
Strengths: A wide range of office services, with stated insurance cover and crew screening.
Limits: The office page does not state its NEA licence class or its service models, such as part-time or on-site cleaners.
Singapore note: It lists an office at 9 Tai Seng Link.
5. Avalon Services
Avalon Services says on its website that it offers part-time office contracts of two to four hours a day with a dedicated cleaner and backup during leave, full-time contracts of eight hours a day, and one-off deep, post-renovation and move-in or move-out cleaning. It says its cleaners are NEA licensed and WSQ trained, that it holds bizSAFE certification, and that it is accredited by the IICRC.
Best for: SMEs choosing between part-time and full-time office cleaners.
Cost: When we checked in October 2026, its website listed part-time contracts from S$1,000 a month, full-time contracts from S$3,000 a month per dedicated cleaner, specialised office cleaning from S$250, and deep or post-renovation cleaning from S$350, all subject to site inspection.
Strengths: Published starting prices for each service model and a stated backup cleaner during leave.
Limits: Its site does not state its NEA licence class. Ask for it with the quote.
Singapore note: It lists an office at Vertex Tower B, Ubi Avenue 3.
Smaller office cleaning specialists
These firms suit small offices that need scheduled visits or one-off jobs rather than full-time cleaners.
6. SparkCleanz
SparkCleanz says on its website that it was founded in 2016 and is NEA licensed. Its contract office cleaning covers surfaces, toilets, rubbish, floors, interior windows and pantries, on daily, periodic or one-time plans, with off-hours scheduling and a minimum of two hours per session.
Best for: Small offices that want a few scheduled visits a week.
Cost: Not published. The site has a quote form.

Best for: Small offices that want a one-off or occasional clean at a published price.
Cost: When we checked in October 2026, its website listed office cleaning from S$35 an hour and commercial bookings from S$350. Confirm what the commercial price covers, as the site marks it with an asterisk.
Strengths: Published hourly and per-job prices.
Limits: Its website leads with home cleaning, and Class 3 is NEA’s entry class, which has to move up to Class 2 or 1 at renewal. Ask about its plans if you want a long contract.
Singapore note: It lists an office at The Spire, Bukit Batok Crescent.
How to choose
Start with your office size and schedule. A small office usually needs a few visits a week from a smaller firm. A mid-sized office with busy pantries and washrooms may need part-time or full-time cleaners on a term contract. A large office or several sites suits a facilities group.
Then ask every shortlisted firm the same questions:
- What is your NEA licence class and expiry date? Check it against NEA’s list of licensed cleaning businesses.
- What does the quote assume? Ask for cleaners, hours and visits per week, by area.
- How are wage increases handled? Progressive Wage Model levels rise each July, so ask how that affects a multi-year price.
- What happens when a cleaner is absent? Get the replacement arrangement in writing.
- Which consumables and equipment are included? Toilet rolls, soap, liners and machines are often billed separately.
Our office cleaning page covers licence classes, wage levels and red flags in more detail. If you are refitting your space first, see office renovation.

Frequently asked questions
What types of office cleaning company are there in Singapore?
Broadly three. Large facilities management groups such as ISS and OCS run cleaning across many sites, often alongside other building services. Mid-sized cleaning and facilities firms take term contracts for offices, commercial buildings and industrial sites. Smaller specialists focus on scheduled or part-time cleaning for SME offices and one-off deep cleans.
How much does office cleaning cost in Singapore?
Most firms quote after a site visit. Two firms on this list publish figures. When we checked in October 2026, Avalon Services listed part-time office contracts from S$1,000 a month and full-time contracts from S$3,000 a month per dedicated cleaner, and Sureclean listed office cleaning from S$35 an hour and commercial bookings from S$350. Labour is the largest cost, and MOM lists a basic monthly wage of S$2,080 for an outsourced general or indoor office cleaner from 1 July 2026.
How do I check that an office cleaning company is licensed?
Ask for the company's NEA Cleaning Business Licence number, class and expiry date, and check it against NEA's list of licensed cleaning businesses. Class 3 is for new businesses, Class 2 requires bizSAFE Level 3 and S$25,000 paid-up capital, and Class 1 requires bizSAFE Level 3, S$250,000 paid-up capital and a recent cleaning contract. It is an offence for a buyer to engage an unlicensed provider for general cleaning.
