A fire protection contractor in Singapore keeps a building's fire safety equipment in working order. For most small businesses that means portable fire extinguisher servicing to SS 578. For larger premises it also covers fire alarms, sprinklers, hose reels, wet or dry risers, emergency lighting and the annual inspections that support an SCDF Fire Certificate. The owner or occupier stays legally responsible; the contractor does the technical work and provides records.

## Who hires a fire protection contractor

- **F&B outlets, clinics, preschools and shops** that need extinguishers serviced and tagged on schedule
- **Factories and warehouses** with larger systems and higher fire risk
- **Building owners and managing agents** whose premises need a Fire Certificate
- **Tenants fitting out new premises**, who need systems adjusted to a new layout
- **Firms bidding for contracts** where clients ask for evidence of fire safety maintenance

## What fire protection contractors do

Scopes vary, so compare quotes item by item.

### Portable fire extinguishers

- Periodic servicing, recharging and pressure testing in line with SS 578
- Tagging and records for each unit
- Advice on the right class of extinguisher for the hazards on site, as SCDF's guidance says the class should be chosen under SS 578
- Replacement and disposal of expired or damaged units

### Fixed fire protection systems

- Maintenance of fire alarm panels, detectors and call points
- Sprinkler, hose reel and riser inspection and testing
- Emergency lighting and exit sign checks
- Rectification of faults found in inspections

### Fire Certificate support

- Preparing systems for the annual inspection by a Professional Engineer
- Assisting during SCDF's site tests and fixing any non-compliances
- Supplying the maintenance records an owner needs for renewal

## What it costs in Singapore

We have not verified published price lists on contractors' own websites, so we cannot give a reliable price range. The main cost drivers are:

- **Number and type of extinguishers.** Powder, foam, CO2 and wet chemical units are serviced differently.
- **Systems covered.** Extinguishers only, or alarms, sprinklers and hose reels as well.
- **Visit frequency.** Monthly, quarterly or annual visits under a contract.
- **Parts and refills.** Check whether recharging, seals and replacement units are included.
- **Fire Certificate work.** Inspection support and rectification add to the scope.
- **GST.** Check whether the quote includes the 9% GST.

SCDF's own Fire Certificate fee is separate: its [Fire Certificate page](https://scdf.gov.sg/home/fire-safety/permits-and-certifications/fire-certificate) lists S$33 per storey for non-residential buildings and S$11 per storey for residential buildings.

## Singapore rules buyers should know

### Portable extinguishers (SCDF and SS 578)

SCDF's [portable fire extinguishers page](https://www.scdf.gov.sg/home/fire-safety/portable-fire-extinguishers) says extinguishers must be charged, tested and maintained in fully operational condition, and tagged to conform with SS 578, the code of practice for their use and maintenance. Owners or occupants should inspect them at least monthly, checking for obstruction, legible labels, fullness, damage and the pressure gauge. Servicing can only be done by trained persons in the workshops of a certified servicing company, and TÜV SÜD PSB publishes the list of registered servicing companies. SCDF also says it does not approve or endorse extinguisher products, so "SCDF-approved" claims are false.

### Fire Certificate

Under section 35 of the Fire Safety Act 1993, SCDF requires a Fire Certificate for designated buildings. These include non-residential public buildings with an occupant load over 200; industrial buildings and foreign dormitories with an occupant load of 1,000 or more, a floor or site area of 5,000 sqm or more, or a habitable height over 24 m; and hospitals. The owner or occupier must engage a Professional Engineer and a contractor to inspect the fire safety systems, and annual inspections are required. For certificates starting on or after 1 April 2026, validity is 36 months unless otherwise stated, but premises must still submit an annual form in the years between renewals. Renewals must be submitted at least two months before expiry.

### Fire Safety Manager

SCDF's [Fire Safety Manager page](https://www.scdf.gov.sg/home/fire-safety/permits-and-certifications/fire-safety-manager-(fsm)) says public buildings with nine or more storeys, an occupant load of 1,000 or more, or a floor area of 5,000 sqm or more must appoint one, as must qualifying industrial buildings, foreign employee dormitories and hospitals, with stated exclusions.

### Fitting out premises

Layout changes can affect sprinkler, detector and extinguisher coverage. If you are renovating, plan fire protection with your [office renovation contractor](/find/office-renovation/), or for restaurants see [F&B renovation](/find/office-renovation/fnb/). Kitchens also benefit from regular [F&B cleaning](/find/office-cleaning/fnb/).

## How to choose a fire protection contractor

Ask to see a sample service report and tag before you sign.

Questions to ask:

1. Are you on TÜV SÜD PSB's list of registered extinguisher servicing companies?
2. Which systems do you maintain in-house, and which do you subcontract?
3. What exactly is included per visit, and what is charged separately?
4. How often will you visit, and what records will we receive?
5. Will you support our Professional Engineer and SCDF inspections?
6. How quickly do you respond to faults or false alarms?
7. Are refills, parts and replacement units priced in advance?

Firms that also need management system certification can see [ISO consultants](/find/iso-consultants/), and the [cost tools](/tools/) help with budgeting other premises work.

## Red flags

- Extinguishers sold as "SCDF-approved"; SCDF says it does not approve products
- Servicing without tags, records or a named servicing company
- Pressure to replace every unit when servicing would do
- Quotes that leave out refills, parts or call-out charges
- No proof of registration or Professional Engineer involvement for Fire Certificate work

## Frequently asked questions

### How does matching work?

You describe your premises, the fire safety systems on site and what you need, such as extinguisher servicing, a maintenance contract or help before a Fire Certificate renewal. A concierge then contacts you to confirm the details and, with your consent, introduces you to the number you choose (one to five) of fire protection contractors. They contact you directly, and you decide whether to go ahead with any of them.

### Is it free?

Yes. It is free for businesses requesting a match. Providers pay FYAdvisers to receive introductions.

### Who can service a fire extinguisher in Singapore?

SCDF says servicing can only be carried out by qualified and trained persons in proper workshops of a certified servicing company. TÜV SÜD PSB publishes the list of companies registered for servicing, maintenance and disposal of portable fire extinguishers. Extinguishers must be charged, tested, maintained and tagged to SS 578.

### Does my business need a Fire Certificate?

Only certain buildings do. SCDF lists non-residential public buildings with an occupant load over 200, industrial buildings with an occupant load of 1,000 or more or a floor or site area of 5,000 sqm or more, hospitals and some other categories. Usually the building owner holds it, so tenants should check with their landlord or management.

### How much does fire extinguisher servicing cost in Singapore?

We have not verified published prices on contractors' own websites, so we cannot give a reliable range. Cost depends on the number and type of extinguishers, which other systems are covered, visit frequency and whether parts or refills are included. Ask each contractor for a written, itemised quote.
