Office cleaning rates in Singapore depend mostly on labour hours: how many cleaners, for how many hours, on how many days. Few cleaning companies publish office prices; most quote after a site visit. Of those we checked in October 2026, one lists part-time contract cleaning from S$1,000 a month for two to four hours a day on weekdays, and a full-time on-site cleaner from S$3,000 a month. Every contract price sits on top of the Progressive Wage Model, which from 1 July 2026 sets a basic monthly wage of S$2,080 for a general or indoor cleaner at offices.

Because public prices are scarce, this guide focuses on what drives the cost and how to check a quote against the wage floor. Prices change, so confirm current figures with each provider.

## Published office cleaning prices

The figures below come from providers' own websites in October 2026. They are starting prices, not quotes, and both providers say final prices depend on the site.

| Service | Published price (SGD) | Source and basis |
| --- | --- | --- |
| Part-time contract cleaning, 2 to 4 hours a day, Monday to Friday | From 1,000 a month | One provider's published packages; dedicated cleaner, backup during leave; GST basis not stated |
| Full-time contract cleaning, 8 hours a day, Monday to Friday | From 3,000 a month per on-site cleaner | Same provider |
| One-off ad hoc office cleaning | From 250 | Same provider |
| Deep or post-renovation cleaning | From 350 | Same provider |
| Move-in or move-out cleaning | From 350 | Same provider |
| Commercial and office cleaning booking | From 350 | A second provider's published price; GST basis not stated |
| Interior window cleaning, studio-sized space | From 280 before GST | Second provider |
| Carpet cleaning, small carpet | From 150 before GST | Second provider |

Other office cleaning companies we checked publish no prices and ask for a quote, and one states a minimum of two hours per session.

## The wage floor behind every quote

Cleaning companies must hold an NEA Cleaning Business Licence, and under it they must pay resident cleaners at least the Progressive Wage Model levels. For outsourced cleaners at offices and commercial sites, [MOM's cleaning sector table](https://www.mom.gov.sg/employment-practices/progressive-wage-model/cleaning-sector) lists these basic monthly wages for full-time work from 1 July 2026 to 30 June 2027:

| Role | Basic monthly wage (SGD) |
| --- | --- |
| General or indoor cleaner | 2,080 |
| Restroom, outdoor or healthcare cleaner | 2,495 |
| Multi-skilled cleaner or machine operator | 2,700 |
| Supervisor | 2,870 |

Employers must also pay eligible cleaners a yearly PWM bonus of at least two weeks of basic wages, pro-rated for part-timers. On top of wages, a provider pays employer CPF, insurance, supervision, chemicals, equipment and overheads, and adds its margin. A quote that is hard to reconcile with the hours promised at these wage levels deserves a question.

Our [office cleaning cost calculator](/tools/office-cleaning-cost-calculator/) turns your floor area, visits and hours into a labour cost floor based on these wages, with an adjustable markup, so you can test a quote.

## What drives office cleaning cost

### Labour hours

Hours per visit, visits per week and the number of cleaners make up most of any quote. A small office might need a few scheduled visits a week; a busy floor with several washrooms and a large pantry may need a daily or full-time cleaner.

### Role of the cleaner

A cleaner assigned mainly to washrooms, or one operating machines, sits on a higher wage level than a general indoor cleaner. Supervisors cost more again.

### Floor area and layout

Carpet versus hard floor, the number of washrooms, pantry size and glass partitions all change the time needed.

### Timing

After-hours and weekend cleaning suits many offices but some providers price it higher.

### Consumables and equipment

Toilet rolls, hand soap, bin liners and machines may be included or billed separately.

### Contract length

Longer contracts can lower the monthly rate, but they need terms for the PWM increases each July.

## Part-time visits or a full-time cleaner?

The published prices above show the choice most offices face. A part-time contract of a few hours each weekday suits small offices where most of the work is a daily reset of desks, pantry, washrooms and bins. A full-time on-site cleaner suits larger floors, busy pantries and washrooms, and offices where visitors arrive all day. Between the two, some providers offer scheduled visits on fewer days a week at a lower monthly price, often with a minimum number of hours per session.

Ask each provider to quote both options for your space, with the hours and role level spelled out. A cleaner who is on site all day can also handle small requests, such as meeting room resets, that a visiting team will not.

## Hidden and ongoing costs

- **Periodic work.** Carpet shampooing, floor polishing, upholstery and window cleaning are usually priced per job, often a few times a year.
- **Annual wage increases.** PWM wages step up each July. Check whether your price is fixed or adjusts.
- **Consumables.** Supplied consumables can add a steady monthly charge.
- **Leave cover.** Ask whether a replacement cleaner is guaranteed when your regular cleaner is on leave, and at what cost.
- **One-off jobs.** Post-renovation and move-out cleaning are quoted separately. One provider starts these at S$350.
- **GST.** Some prices are shown before GST, some do not say.

## How to get comparable quotes

Cleaning quotes are hard to compare unless every provider prices the same scope. Write a short brief and send it to each:

1. Office address, floor area and floor types.
2. Number of staff, washrooms, pantries and meeting rooms.
3. Days and hours you want cleaning done, and whether after hours.
4. Areas and tasks, with frequency for each: daily, weekly or monthly.
5. Whether consumables and equipment should be included.
6. Periodic jobs you want priced, such as carpet shampooing twice a year.

Ask each provider to state the number of cleaners and hours its price assumes, the role level of each cleaner, how PWM increases are handled, and whether GST is included. NEA's guide to outcome-based cleaning contracts is a useful reference if you would rather specify cleanliness standards than headcount.

Before you sign, check the company on NEA's list of licensed cleaning businesses, ask for its licence class and expiry date, and ask for a trial period if you are switching providers.

## Grants

Routine office cleaning is an operating cost and is not normally covered by Enterprise Singapore grants, so we have not included grant information here.

## Frequently asked questions

### How much does a part-time office cleaner cost in Singapore?

One provider we checked in October 2026 lists part-time contract office cleaning from S$1,000 a month, for two to four hours a day, Monday to Friday, with a dedicated cleaner and backup during leave. It says prices are subject to site inspection and does not state the GST basis.

### How much is a full-time on-site office cleaner?

The same provider lists full-time contract cleaning from S$3,000 a month per dedicated on-site cleaner, for eight hours a day on weekdays. For comparison, MOM's Progressive Wage Model sets a basic wage of S$2,080 a month for a general or indoor cleaner at offices from 1 July 2026, before CPF, supervision, equipment and the provider's margin.

### Why do office cleaning prices rise every year?

Progressive Wage Model wages for cleaners step up each July under a schedule published by MOM. Contracts that run across July often build in these increases, so ask how each quote handles them.

### Are one-off deep cleans priced separately?

Usually. One provider lists ad hoc office cleaning from S$250 and deep, post-renovation or move-in and move-out cleaning from S$350. Another lists interior window cleaning from S$280 and carpet cleaning from S$150 before GST.
